The property is located approximately 5 miles southeast of the City of Canby. (Canby is approximately 30 minutes south of the City of Portland, Oregon.)
Land: Property consists of 87.46 tax roll acres. It is generally rectangular in shape (a small protruding parcel of land is located in the northwest corner) with level to gently rolling topography. The soils are 91% Aloha Silt Loam, 7% Woodburn Silt Loam and 2% Huberly Silt Loam. These are highly productive soils that will grow most crops available in the Willamette Valley. Property has been operated as a Nursery for a number of years and includes a graveled can yard that covers approximately 20 acres.

There are three different residences on the property. The dwellings consist of two wood framed homes and a newer double wide mobile home. (An older, single wide mobile home located on the property is not considered habitable.) These homes are currently occupied and not available for viewing. The agent representing this property urges buyers to submit offers subject to personal and professional inspection of these dwellings. It is also strongly advised that a buyer review with Clackamas County authorities the placement of these dwellings and their continued use.
Irrigation: The online State Water Resource Records indicate that the subject property has full water rights under water right certificate # GR 3397. Said certificate was issued August 1, 1958 and covers 90 acres. The water source for this right is from a well (Log # 312456) that was drilled in 1955 and tested at 200 gpm. In addition to this well the records indicate that a second irrigation well (Log # 012457) was drilled in 1966 and tested at approximately 400 gpm.
However, there appears to be serious questions and/or concerns regarding the irrigation of the subject property. Specifically, the availability of a legal and dependable source of irrigation water maybe in doubt due to reported sand in the wells and a rejected application for new wells. If desiring to purchase the property as an irrigated tract further investigation should be done to clarify this situation. (The listing agent strongly recommends that a prospective buyer review the back-up package that is available and discuss the current status of the water rights with a qualified water rights examiner. The back-up package includes information from one such qualified professional.)
DOMESTIC WELL: A third well on the property is designated as a Domestic well (Log # 012445). Said well was started in 1967 and completed in 1968. The well log indicates that this well was tested at 60 gpm but reportedly also had a problem with fine sand in the water.
Remarks: This is a well located farm with highly productive soils and an abundance of improvements. The topography, physical layout and soils make this an easy piece of land to farm. While the agricultural improvements are geared towards a nursery operation they could readily be adapted to other Ag uses. The listing agent believes that the current situation with the water rights can be improved with the help of professionals that are experienced in this type of work. The price is reflective of the fact that a potential buyer will need to address this situation.
