Improvements: According to the Marion County Assessor’s Office records the home on this property, which was reportedly constructed in 1938, contains 1328 square feet with three bedrooms and 1.5 baths. It appears that the home has been vacant for some time.
There is also an 1809 square foot machine shed, a 1064 square foot loft barn, and several other smaller buildings. All of the improvements on this property exhibit some deferred maintenance.
Irrigation: The Oregon Water Resource Department records disclose three water right permits for this property. Permit G-13333, with a priority date of May 1, 1997, is for the irrigation of 13.9 acres from three wells. (Well logs were not located in the State Records). Permit # R-13430 is for the construction of a reservoir and storage of public waters. (Said reservoir has been partially constructed.) Permit # S-84842 is for the supplemental irrigation of 12.9 acres of water from the above mentioned reservoir.
DOMESTIC WELL: The only well log found for the subject property was a domestic well log. According to State Records it was drilled in October of 1991 to a depth of 618 feet and flow tested at 5 gallons per minute for one hour.
Remarks: This is a desirable property, located adjacent to the Drakes Crossing Fire Station in the small, rural community of Drakes Crossing. While the improvements on this property show some deferred maintenance, they appear to be solid and could be utilized with only minimal upgrading. Although it has been used as a tree nursery for the production of conifer landscape trees the good quality soils and gently sloping topography makes it adaptable for a large number of different crops. The completion of the water system for irrigation would add to the ability of this parcel to produce.
