Improvements: There is an old abandoned home site with a domestic well (not connected), as well as an irrigation well that is located on the western property line. However, no well logs were located for these wells and the irrigation well is not the recorded point of diversion for the water rights on this property.
Irrigation: There are 50 acres of certificated water rights (Certificate No. 43444) for this property. The priority date is September 27, 1967, and the point of diversion for this water right is the Zeigler-Barlow-Lilly drainage Ditch, a tributary of the Pudding River. The seller indicates he is willing to transfer water rights from adjacent property he owns to this property to make it fully irrigated.
There is an old domestic well at the abandoned homesite. However no investigation of the well was made regarding its depth, production, or potability.
Remarks: This is a well located property, with generally level topography, that can be easily farmed with modern equipment. While there are some County approved gravel resources identified on this property, the property is priced as farm land and not a mining asset.
