Location: This farm is located northwest of Salem, Oregon, in the heart of the fertile Willamette Valley, (near the rural communities of St. Louis and Gervais) in Township 5S, Range 2W, Sections 21 and 22, tax lots 3500 and 3501. The physical address of the property is 13693 Manning Rd NE, Gervais, OR 97026.
Land: Property consists of 68.18 tax roll acres with level to slightly rolling topography. It is dissected by Manning Rd with approximately half of the acreage on each side of the road. The soils are approximately 71% Woodburn and Amity silt loams with the balance being Dayton and Concord silt loam. These are highly productive soils and will grow most crops being produced in the Willamette Valley. The property is currently being operated as a ball and burlap tree nursery.

Improvements: There are two residences located on this farm. Dwelling number one is a stick frame, story and a half home, that according to the Marion County Tax Assessor Office, has 1,828 square feet of living space and was constructed in 1901. The second dwelling is a manufactured home which, according to the County Assessor, was built in 1997 and contains 2318 square feet. While the seller indicates the manufactured dwelling is permitted as a farm labor dwelling all interested parties are urged to verify the legality on the second dwelling with the Marion County Planning Department. There is also a 30 X 60 shop building with 14 foot eves and one large door on the property that is used in the operation of this nursery.
Irrigation: There are two water rights certificates for this property. Certificate No. 33856 is for 14.2 acres and has a priority date of March 16, 1960. Certificate No. 43294 is for 46.3 acres and has a priority date of June 7, 1971. Irrigation water is provided by a 12 inch well that was drilled in 1960 to a depth of 140 feet. It is well log #2602 and flow tested 550 to 900 gallons per minute with 45-60 feet of draw down at the time it was drilled.
Oregon Water Resource Department records indicate that a domestic well (well log # 2580) was drilled in 1977 to a depth of 129 feet and air tested when drilled to yield 65 gpm.
Remarks: This is a very productive, well located farm with easy access to Interstate 5 and the processing centers in the Valley. The current owner is willing to lease back part of this farm while he grows out the remainder of his tree crop or, if need be, give up possession at the end of this current growing season.
