Location: This ranch property is located at 90029 Marcola Road, at mile post 5, East of Springfield, Oregon in Lane County. The Public Land Survey System identifies it as being in Township 17 South, Range 2 West, in whole or part of Sections 3-Tax Lot 600, 4-Tax Lot 1100, 9-Tax Lot 400, 10-Tax Lots 100, 500, 700 and 16-Tax Lot 100.
Land: There are approximately 674.5acres lying on both sides of Marcola Road with the Mohawk River running through the ranch to the northeast and forest hill land to the south. The current enterprises are beef cattle, hay and pasture. The river bottom land is presently being utilized as needed for either hay or pasture, while in the past corn and mint have been grown. An independent GPS mapping service indicates 333 acres in crop land (pasture and hay) with the balance in pasture. The river bottom soils are predominately Class II and III Cloquato, McAlpine, Chehalis and Dixonville silt and silty clay loan soils.
The owner indicates that 100 pairs of cows and calves, along with replacements and bulls, can be run with ample hay raised to winter them
Zoning: Property is zoned EFU (Exclusive Farm Use).
Improvements: There are four county approved home sites on this property and three houses. One home site is presently vacant as the house recently burned. The headquarter farmstead contains a large 1900 era ranch house, shop-machine shed, corrals, livestock shelters and hay sheds. Two manufactured dwellings and two hay sheds, approximately 40 x 110 each, are located separately away from headquarters.
Irrigation: Oregon Water Resources Department records indicate there are 101.8 acres in surface water rights from the Mohawk River (Certificate #17082-15 acres with 1942 priority / Certificate #34656-77 acres with 1961 priority / Certificate #34611-9.8 acres with 1962 priority). However, there is no evidence of any on site irrigation development (i.e. pump sites and etc) and seller reportedly has not made beneficial use of the water in many years. Consequently, said rights may be in jeopardy of cancellation due to the lack of beneficial use. Buyer is solely responsible for performing all due diligence regarding any water rights associated with the subject property
Remarks: This is a choice property, with a beautiful setting, that has the flexibility to be operated as a cattle, horse or hay ranch, with the possible addition of a filbert/fruit orchard. There are many well maintained hobby farms and country residences, as well as an 18 hole country club, in the general area. The elementary, middle and high schools are located in Springfield. Major shopping and health care facilities are a short drive to Springfield and Eugene. Elk, deer and wild turkeys are frequent visitors to the property during the fall and winter.
