Land: The subject property, which is dissected by Meridian Rd, consists of 67.43 tax roll acres and contains both upland and bottom land ground along Butte Creek. The soils are predominantly 58% Amity silt loam and 25% Willamette silt loam with the balance of the soils being a mixture of several other types of clay and silt loams. Irrigation: There is a certificated water right (Certificate # 24210) for 27 acres from Butte Creek, with an established point of diversion on Butte Creek and a priority date of April 25, 1951. In addition here is also a water right permit (G-13700) for 49.3 acres of primary and 42 acres of supplemental water rights. However, this permit was issued in the name of the current tenant farmer and the lease calls for the tenant to have the right to apply to the State of Oregon Water Resource Department to move these rights when the lease expires. An irrigation well, which is the point of diversion for this permit, is located on the adjacent property which belongs to the tenant. All buyers are urged to consult with a qualified water rights examiner regarding the water rights that are available on this property.
A review of the Oregon Water Resources Department well logs indicates that a domestic well (Well Log # 2194) was drilled in September 1988 to a depth of 194 feet and pump tested when drilled to yield 15 gpm.
Remarks: This is a very picturesque farm located near the quaint town of Mt. Angel, Oregon. It has top quality soils and may have irrigation available.
