This property is located in Township 4 south, Range 3West, Section 25, tax lot 300. The physical address is 2529 Coffee Lane NE St. Paul, Oregon. 97137. This approximately 3 miles southwest of the City of St. Paul. In Marion County.

LAND: The land consists of 126.41 tax roll acres along the Willamette River. The property consists of upper bench property and lower flood plain separated by a steep escarpment. SOILS: The National Resource Conservation Service’s website indicates the soils are 47% Capability Class II Woodburn and Amity silt loam; 38% Capability Class II Chehalis silty clay loam; 11% Terrace escarpment, with a small percentage of Wapato silty clay loam and Newberg fine sandy loam.

WATER RIGHTS: The Oregon Water Resource Department was consulted about the water rights certificates for the property. Two water rights certificates were located that are attributed to the property. Certificated # 14509 is for 28 acres with a priority date of July 18, 1940. Certificate# 27369 is for 61.7 acres with a priority date of October 5, 1955. Both of these rights are for 2.5 acres feet and the water is drawn from the Willamette River. The water is delivered from the river east across the property by a buried main line.

DOMESTIC WELL: The home is served by a domestic well. No well log was located on the OWRD website.  

Improvements:
