Remarks:

This is a nice timbered ranch property. The slopes are generally to the north and are fairly steep in some locations. The soils are sufficient to grow good pasture and the lower ground is utilized for the production of hay. There is a substantial amount of merchantable timber on the property. Timber volume from a recent cruise is available as a courtesy to qualified buyers. The homes and improvements are not of much value but the mobile home is occupied and a replacement dwelling permit should not be difficult to obtain from Clackamas County Planning. There is a fantastic view of the Willamette Valley from the top of the property.
