Location:

This farm is located in Township 4 South, Range 1 East, Sections 30 and 31 tax lots 30-2700 & 2800; 31- 100. The physical address is 28779 S. Barlow Rd. Canby, OR. It is approximately 5 miles south of Canby and approximately 30 minutes south of Portland Oregon.  

Land:

The land consists of 252.25 tax roll acres. There are approximately 172 acres of upland that is all irrigated from a well and 15 acres of upland irrigated from Bear Creek; There is approximately 60 acres of land along Bear Creek in pasture ,brush and trees. The balance of the property is in home and building sites. Soils: The on-line Natural Resource Conservation Service maps indicate the soils are 78% Capability Class II Aloha, Woodburn, and Willamette silt loam; 15 % Class IIw McBee silty, clay loam and 7% variable frequently flooded and ponding soils. Zoning:

This property is zoned: Exclusive Farm Use. It does have an approved Measure 37/49 claim and additional homes sites are possible.  

Improvements:

There is a two story farm house that the owners indicate is in good condition. According to the Clackamas County Tax Assessor records it was constructed in 1910 and has a total of 3,308 square feet. It has 5 bedrooms and two full baths. It has a wood burning fireplace, forced air oil heat, and 896 square feet of unfinished basement. Adjacent to this house is a wood sided barn with metal roof. Another barn and machine shed are located south of the main farmstead. In this machine shed is a labor camp that was formerly certified by Clackamas County. If this is of importance to a potential buyer they are urged to consult with the Clackamas County Planning Department about re-certify this camp.  

Irrigation:

There are two water rights certificates for this farm. Certificate # 49648 is for the irrigation of 15 acres from the waters of Bear Creek. This certificate has a priority date of September 12, 1949. The second certificate,# 47256is for the right to irrigate 187.6 acres from a well located on the property. This certificate has a prority date of August 25, 1975. The well associated with this certificate was drilled in 1974 to a depth of 365 feet. It is a 16" diameter well that is cased to the final drill depth. At the time this well was drilled, it flow tested at a solid 1,700 gallons per minute. The owners indicate the current pump will produce 1200 g.p.m.
