The main feature of the farm buildings is a loft barn in good condition. Ancillary dairy facilities are a milk house, free stall barn, feeder barn and large machine shed, all in good condition. Much of the farmstead between the dwelling and the barns is paved with asphalt making access to the improvements clean and neat.

Irrigation:

Irrigation from the South Yamhill River under Certificate No. 45563 with a priority date of June 25, 1971 and covers the entire farm. The source of the irrigation water is the South Yamhill River. Domestic water is supplied to the farm by the Grand Ronde Community Water Association. Natural gas is available at the farm.

Remarks:

This property was a smaller, traditional family operated dairy operation for many years with the milking facility and manure lagoons decommissioned and CAFO Permit cancelled. However, the loft barn, freestall barn, loafing shed and feeder barn are all in decent condition. It maybe possible to certify the dairy as an organic unit as the facility has been unused for 15 years. The owner currently produces grass hay, pasture and annual crops for sale. All in all, the property is in good condition and is located in a scenic area with good roads and highways, proximity to schools, shopping and medical facilities in nearby towns and cities. A bonus is the rental of a billboard space next to HIGHWAYS 18/22 which generates $4,000 PER YEAR.
